In episode 18, we interview Inutu Zaloumis-Kalumba our first Zambian guest in the show.

She is the co-founder and Managing Director of Pam Golding Properties, Zambia.

Her experience and expertise provides indepth analysis of the property market regionally, to enable developers and investors in real estate to participate in market-driven, market-relevant property projects.

In this episode Inutu shared her knowledge of the Zambian market and the trends she has seen over the years.

She shared the challenges for real estate investors in Zambia:

- People believe the wealth is in the land, so they don't like buying houses, they prefer to buy land and build for themselves

- The mortgage market is still relatively new and only people in their mid-forties and below get mortgages

- Interest rates on mortgages can be as high as 28%

- Monthly mortgage repayments can go up to 40% of monthly salary

- Off plan purchases haven't taken off in Zambia because the banking structure doesn't support this

There are also some incredible benefits to investing in Zambia:

- The market is still relatively new and untapped

- Real estate has constant capital appreciation. About 10 years ago land was appreciating at 10% year on year, it's now slowed down to 3% year on year

- AirBnB is only just taking off so there are opportunities with that

- Transfer of property and land can take less than a month

This has been an eye opening episode and has got us seeing even more opportunities and gaps in the alternative funding niche in other countries.
